The Ultimate Dallas Home Buying Guide

Buying a home in Dallas is one of the most exciting decisions you'll ever make. Whether you're relocating to the Metroplex, upgrading from an apartment, or finally ready to plant roots in the great state of Texas, Dallas offers a dynamic real estate market full of opportunity, from thriving suburbs like Frisco and McKinney to vibrant urban neighborhoods like Oak Cliff and Deep Ellum.

However, the home-buying process can feel overwhelming. Mortgage types, down payments, debt-to-income ratios, pre-approvals—there's a lot to navigate. That's exactly why we put this guide together.

At Texans Credit Union, we've been helping Texans chase bigger goals since 1953. We're not a faceless bank. We're a member-owned, not-for-profit credit union built by Texans, for Texans, and we believe buying a home should feel empowering, not intimidating.

This guide walks you through everything you need to know about buying a home in Dallas: the loan types available to you, how to budget realistically for the Dallas market, and what the approval process actually looks like from start to finish. By the time you're done reading, you'll know exactly where to start, and you'll have a trusted partner ready to help you get there.

SECTION 1: MORTGAGE LOAN TYPES

Clipboard and tiny wooden house

The right mortgage for you depends on your financial situation, your goals, and how long you plan to stay in your home. Here's a breakdown of the most common loan types available to Dallas home buyers.

BEST FIXED RATE MORTGAGES IN DALLAS

A fixed-rate mortgage is exactly what it sounds like: your interest rate stays the same for the entire life of the loan. Whether you choose a 15-year or 30-year term, your monthly principal and interest payment never changes, no matter what happens to market rates.

For Dallas home buyers, that kind of stability is hard to put a price on. With two-thirds of Dallas homes currently selling below list price and the market offering more negotiating room than it has in years, locking in a fixed rate today means your payment is protected, no matter which direction rates or prices move next. You'll always know exactly what you owe, which makes budgeting a whole lot easier.

Fixed-rate mortgages are ideal for buyers who:

  • Plan to stay in their home for seven or more years
  • Prefer predictable monthly payments
  • Want to lock in a competitive rate in a rising rate environment
  • Are purchasing a primary residence or investment property

At Texans Credit Union, we offer competitive fixed-rate mortgage options with the kind of personalized service you won't find at a big bank. As a not-for-profit credit union, we're not working to maximize shareholder profits; we're working to maximize your financial well-being. That means better rates, lower fees, and a loan officer who actually picks up the phone.

JUMBO MORTGAGES

If you're purchasing a higher-priced home, a jumbo mortgage may be the right financing option. Jumbo loans are designed for loan amounts that exceed the conforming loan limits set for conventional mortgages, making them a popular choice for luxury homes and other high-value properties. While jumbo loans often have stricter qualification requirements, they allow eligible buyers to finance more expensive homes with competitive rates and flexible terms.

BEST FIRST-TIME HOMEBUYER LOANS IN DALLAS

Buying your first home is a milestone worth celebrating, but it comes with a unique set of challenges. Between saving for a down payment, understanding your credit, and figuring out what you can actually afford in the Dallas market, first-time buyers have a lot on their plates.

First-time buyer loans are ideal for:

  • Buyers who have not owned a home in the past three years
  • Buyers with moderate income who qualify for state or local assistance

  • Buyers who want expert guidance from a local, trusted lender

The good news is that there are programs specifically designed to help you get there.

Texas State Programs

The Texas Department of Housing and Community Affairs (TDHCA) offers several programs for first-time buyers , including the My First Texas Home program, which provides down payment and closing cost assistance of up to 5% of the loan amount. Income and purchase price limits apply, but for many Dallas buyers, these programs can be a game-changer.

Dallas-Specific Assistance

The Business and Community Lenders of Texas (BCL of Texas) administers The Dallas Homebuyer Assistance Program (DHAP) , which helps eligible homebuyers purchase a home within Dallas city limits by providing down payment and closing cost assistance. Qualified buyers may receive up to $50,000 in assistance, or up to $60,000 for homes in designated High Opportunity Areas. To qualify, buyers must meet income requirements, complete a homebuyer education course, work with a DHAP-approved lender, and purchase a home within the City of Dallas.

How Texans CU Helps First-Time Buyers

At Texans Credit Union, we understand that buying your first home can feel like learning a new language. Our loan officers take the time to walk you through every option available to you.

Whether your concern is your credit score, your down payment, your income, or all three, we'll meet you where you are and help you build a plan that works.

SECTION 2: HOME AFFORDABILITY & BUDGETING IN DALLAS

Couple budgeting on computer

Before you start browsing listings on Zillow, it's important to get clear on what you can realistically afford. The Dallas housing market is competitive, and going in without a firm budget can lead to heartbreak or worse, overextending yourself financially. Here's how to think about affordability the smart way.

HOW MUCH HOUSE CAN I AFFORD IN DALLAS?

As of early 2026, the typical Dallas home falls somewhere between the low $300,000s and $400,000s, reflecting a market that's come off its peak and is now offering buyers more room to negotiate than they've had in years.

So how do you figure out what's right for you?

THE 28/36 RULE

A widely used guideline in personal finance is the 28/36 rule . It suggests that:

  • No more than 28% of your gross monthly income should go toward housing costs (mortgage, taxes, insurance)
  • No more than 36% of your gross monthly income should go toward total debt (housing + car payments, student loans, credit cards, etc.)

For example, if your household earns $7,000 per month before taxes, your target housing payment would be around $1,960 or less.

KEY FACTORS THAT AFFECT WHAT YOU CAN AFFORD

  • Income: Your gross monthly income is the starting point for most affordability calculations
  • Existing debt: The more debt you carry, the less house you can afford under the 28/36 rule
  • Credit score: A higher score unlocks better interest rates, which directly impacts your monthly payment
  • Down payment: The more you put down, the lower your loan amount and potentially your PMI requirement

Not sure where you stand? Try these mortgage calculators and pre-qualification tools that can give you a real-world picture of your buying power in minutes, without affecting your credit score.

BUDGETING FOR HOME LOANS IN DALLAS

One of the most common mistakes home buyers make is budgeting for the purchase price and forgetting about everything else.

The true cost of buying a home in Dallas includes a range of expenses beyond your down payment that can catch first-timers off guard.

Here's what to plan for:

Down Payment
Depending on your loan type, your down payment could range from 0% (VA loan) to 3% (some conventional loans) or the traditional 20%. On a $350,000 Dallas home, a 3% down payment is $10,500, while 20% would be $70,000.

Closing Costs
Closing costs typically run between 2% and 5% of the loan amount. On a $350,000 home, that's $7,000 to $17,500. These cover things like loan origination fees, title insurance, appraisal fees, and prepaid property taxes and insurance.

Private Mortgage Insurance (PMI)
If you put less than 20% down on a conventional loan, you'll likely pay PMI until you reach 20% equity in your home. PMI typically costs between 0.5% and 1.5% of your loan amount annually.

Property Taxes
Texas has no state income tax, but property taxes are higher than the national average. In fact, Texas has the ninth-highest property taxes in the nation. In Dallas County, effective property tax rates typically hover around 2% or higher, depending on the municipality.

Homeowners Insurance
Homeowners insurance in Dallas runs higher than the national average. According to NerdWallet , Dallas homeowners pay around $5,890 annually on average, though your actual rate will vary based on your home's value, age, location, and coverage level.

Home Maintenance
A good rule of thumb is to budget 1% of your home's value per year for maintenance and repairs. On a $350,000 home, that's $3,500 annually.

AFFORDABLE HOME LOANS IN DALLAS

When most people think about finding an affordable home loan, they focus on the interest rate. And yes, the rate matters,  but it's only one piece of the puzzle. A truly affordable home loan considers the total cost of borrowing, including origination fees, closing costs, PMI, and the loan term.

What Makes a Loan Affordable?

  • A competitive interest rate that reflects your creditworthiness
  • Low or no origination fees
  • Flexible term options (15-year vs. 30-year) that balance your monthly payment with total interest paid
  • Transparency, no hidden fees or surprise costs at closing

SECTION 3: HOME BUYING & APPROVAL PROCESS IN DALLAS

Cozy home in Dallas with large windows.

Understanding the mortgage process before you start can save you time and money. Here's exactly what to expect when you apply for a home loan through Texans Credit Union.

CREDIT UNION MORTGAGE APPLICATION PROCESS

The mortgage process can feel like a lot of moving parts, but when you break it down step by step, it's very manageable.

What Your Lender is Looking for

Throughout the mortgage process, your lender will evaluate several key factors, including your credit history, income, employment, debt-to-income (DTI) ratio, available assets, and the property's value.

Step 1: Pre-Qualification
This is your starting point. Pre-qualification gives you a general sense of how much you might be able to borrow based on your income, assets, and debt. It's quick, it doesn't affect your credit score, and it helps you set a realistic target before you start shopping.

Step 2: Pre-Approval
Pre-approval is a more formal process that involves a hard credit pull and a review of your financial documents. When you're pre-approved, you'll receive a letter stating the loan amount you qualify for, which makes you a much stronger buyer in the Dallas market. Sellers take pre-approved buyers more seriously.

Step 3: House Hunting
With your pre-approval in hand, you're ready to work with a real estate agent and start seriously shopping. Stick to homes within your pre-approved budget, and keep your finances stable. Don't open new credit cards or make large purchases during this period.

Step 4: Loan Application
Once you've found your home and had an offer accepted, you'll submit your full mortgage application. This is where your Texans CU loan officer will gather all the documentation needed to move your loan into underwriting.

Step 5: Underwriting
This is the behind-the-scenes stage where the lender verifies everything: your income, employment, credit, and the property itself (via appraisal). Underwriting typically takes one to three weeks.

Step 6: Clear to Close
Once underwriting is complete and all conditions are satisfied, you'll receive a clear to close. Federal law requires this to be delivered at least three business days before closing. Your closing disclosure will outline all the final numbers, loan amount, rate, closing costs, and your first payment date.

Step 7: Closing Day
You'll sign the paperwork, pay your closing costs and down payment, and receive your keys. Welcome home.

The State of Texas granted their charter, and what started as a small group of believers quickly grew into something remarkable. Within three months, membership had reached 267 and assets totaled $6,855.73. A tradition of excellence had begun.

Today, Texans Credit Union serves more than 150,000 members across the great state of Texas, with 14 branch locations and over $2.6 billion in assets. FAQ: DALLAS HOME BUYING QUESTIONS ANSWERED

Do I have to be a member of Texans Credit Union to get a mortgage?

Yes, membership is required,  but joining is easy and absolutely worth it. Texans Credit Union is open to Texas residents, employees of Texans Preferred Businesses, and immediate family members of current members. You can open a membership account online in minutes with a minimum $5 deposit into a Regular Savings account. Once you're a member, you're an owner, and you'll have access to all the competitive rates and personalized service that come with it.

What credit score do I need to buy a house in Dallas?

It depends on the loan type. For a conventional mortgage, most lenders look for a credit score of 620 or higher. The higher your score, the better your rate,  so if your credit needs some work, it may be worth taking a few months to improve it before applying.

How much do I need for a down payment on a Dallas home?

It depends on your loan type and financial situation. Here's a quick breakdown:

  • Conventional loans: As low as 3% down for qualifying buyers
  • VA loans: 0% down for eligible veterans and active-duty service members
  • Traditional conventional: 20% down eliminates the need for PMI

On a $350,000 Dallas home, a 3% down payment would be $10,500. A 20% conventional down payment would be $70,000.

How long does the mortgage approval process take at Texans Credit Union?

From application to closing, the mortgage process typically takes 30 to 45 days, though it can move faster when borrowers come prepared with all their documentation. The biggest delays usually come from missing documents, appraisal scheduling, or title issues, all things your Texans CU loan officer will help you anticipate and avoid.

What is the difference between pre-qualification and pre-approval?

Pre-qualification is an informal estimate of how much you might be able to borrow based on information you provide, such as income, assets, and debts. It's a helpful starting point, but doesn't carry much weight with sellers.

Pre-approval is a more formal process. It involves a hard credit inquiry and a review of your actual financial documents, and results in a written letter stating the loan amount you qualify for. In a dynamic Dallas market, a pre-approval letter can be the difference between getting your offer accepted and losing the home to another buyer. We always recommend getting pre-approved before you start seriously shopping.

Are credit union mortgage rates lower than bank rates in Dallas?

Generally, yes, and there's a structural reason for it. Banks are for-profit institutions that answer to shareholders. Credit unions are not-for-profit and owned by their members. Any surplus a credit union generates goes back to members in the form of better rates, lower fees, and improved services.

Can I get a mortgage if I have student loan debt?

Yes! Student loan debt doesn't automatically disqualify you from getting a mortgage. What matters is your debt-to-income (DTI) ratio. Lenders look at how much of your gross monthly income goes toward debt payments, including student loans. If your DTI is within an acceptable range (typically under 43% for most loan types), you may still qualify for a strong mortgage.

Is it better to use a credit union or a mortgage broker in Dallas?

For most Dallas buyers, a credit union offers the strongest combination of competitive rates, low fees, and personalized service. Unlike brokers, who earn a commission on each loan and may present options that benefit them as much as you, a credit union's only motivation is helping its members succeed. That said, if you have a very complex financial situation, a broker's ability to shop across multiple lenders may be worth considering.

How do I start the home-buying process in Dallas?

Here's a simple four-step roadmap to get started:

  1. Check your credit: Pull your credit report and review it for errors. Know your score before a lender does.

Pro Tip: Under federal law, you're entitled to one free credit report per year from each of the three major bureaus — Equifax, Experian, and TransUnion. The official place to get them is   AnnualCreditReport.com .

  1. Set your budget: Use the 28/36 rule as a guide and factor in all the costs of homeownership, not just the mortgage payment.
  2. Get pre-approved: Contact Texans Credit Union to start your pre-approval and position yourself as a serious buyer.
  3. Find your home: Work with a licensed real estate agent who knows the Dallas market and start shopping with confidence.
